ADA COUNTY
MEDIAN SALES PRICE —
- 35% of homes sold in October were over 20 years old, an increase in overall proportion from September. On average, the sales price of these older homes is $120K lower than resale homes less than 20 years old.
- The median sales price of a new home sold in Kuna in October was $454,990. These were the most affordable new homes sold in Ada in October, with a median price of >$100K less than those new homes sold outside of Kuna.
HOMES SOLD —
- Sales in Ada County rebounded from dips observed in August and September, growing 8.3% in October.
- This growth was due to significant sales increases in Meridian (+17%), Kuna (+23%), and Star (+18%).
- While 36% of Ada's 2025 sales were in Boise, Meridian rose to meet Boise's sales volume in October. This is the f irst time since the beginning of 2025 that sales volumes in these two cities have been equivalent for the month.
PENDING SALES —
- Over half of the homes pending sale in Ada County are new homes, the majority of which are currently under construction. Similar to new homes sold in October, 76% of new homes pending sale are located in either Meridian, Star, or Kuna.
- In Meridian, there are currently 225 new homes pending sale, over half are currently under construction. These homes were pending after 14 days on market.
INVENTORY —
- Less new homes were added to inventory in October when compared to September. The new homes that were added in October are mostly located in Star, Meridian, and Kuna which all saw strong new home sales in October.
- Across all age bands, resale homes that have been in inventory longer than 80 days have on average experienced a $25K price cut. These homes are located throughout Ada County and not concentrated in one city.
DAYS ON MARKET —
- Homes sold in Boise continue to have the lowest days on market across Ada County. In October, a home sold in Boise was on the market for an average of 35 days.
- New homes sold in October that are currently under construction were on the market an average of 32 days. Two subdivisions in Star and one in Meridian sold over 10 homes under construction each in October. These homes were priced well below Ada's median sales price.
CANYON COUNTY
- The biggest change shift in median sales price for Canyon was seen in houses aged 6-10 years old (-10.5%)
- Star remains the city with the highest median prices, though only seven homes sold in October within Canyon.
- The median price for new homes ($465,495) was highest while older homes had the lowest median prices ($297,450 for homes 81 years and older).
HOMES SOLD —
- 39.7% of homes sold in Canyon County in October were new builds. The composition of homes sold by age remained similar from September to October.
- 45% of new homes sold were located in Nampa and 35% were located in Caldwell.
- Only 15% of homes sold were purchased with cash while 22% were purchased with a FHA loan. Half of the homes were purchased with a conventional loan.
PENDING SALES —
- The median price of pending sales is $444,000, a minimal change from September ($449,990).
- 61% of pending sales are new homes and the median price of those homes is $470,177.
- 15% (87) of pending homes had been on the market for more than 90 days. 45% of these 87 homes sold for $30,000 or more under their original list price.
- 25% of pending sales are not due to close until 2026.
INVENTORY —
- 30% of homes currently in inventory were added in October, the rest have been on the market an average of 101 days.
- 18% of homes on the market have reduced their original asking price by $30,000 or more.
- The average days on market for these houses is 152 days with 1,011 days being the longest amount of time and 16 days being the shortest amount of time.
DAYS ON MARKET —
- Average days on market in Middleton decreased by almost 20 days this month.
- Average days on market decreased for resale homes older than 50 years, specifically for houses 81 years and older by the same amount they increased in September.
- This indicates that there were potentially a few older homes that sold in September that had been on the market for a long time, impacting the overall average.
